Pacific Palisades Real Estate Update: Lot Sales Surpass Active Inventory

For the first time since the devastating January fires, Pacific Palisades lot sales have outpaced active listings, a milestone that signals both resilience and recovery in our community.

According to MLS data I’ve compiled, as of September 24, 2025:

  • 196 lots are currently for sale
  • 25 lots are in escrow
  • 212 lots have sold

With nearly 400 building permits already issued, this momentum highlights a community that is actively rebuilding and reestablishing itself.

 

Signs of Renewal Everywhere

Walking through the Palisades today, you can see more homes under construction each week. It’s inspiring to watch. Those who did not lose their homes are beginning to return, especially in the Highlands where many condos and single-family homes were spared. You see neighbors out walking their dogs,  and locals visiting the restaurants and shops that have reopened.

 

Market Dynamics Post-Fire

  • Inventory vs. Predictions: While more than 5,000 family homes were lost, the highest number of lots on the market at any time was 222 — far fewer than the 500 some predicted.
  • Pricing: Lot prices remain 20–45% below pre-fire teardown values, attracting both buyers and investors. That said, many investors are still waiting on the sidelines for further adjustments.

  • Neighborhood Trends: Huntington lots are holding value best thanks to larger parcels and privacy, while the dense Alphabet Streets are showing softer demand.

 

Seniors Prove Predictions Wrong

Many assumed seniors would sell their properties and move on after the fire. In reality, I’m seeing the opposite. Seniors — even into their 90s — are choosing to rebuild alongside their families. Their resilience continues to inspire me, and it’s a reminder that you cannot group homeowners by age demographic. Each family has its own story, and many lifelong residents are determined to call the Palisades home once again.
